Find out what you need to do when moving out of your private sector accommodation.
Moving out of private sector accommodation
Moving out checklist
- Confirm the last day of your tenancy with your landlord or letting agency
- Update your contact details on online stores, with your bank and the University
- Clean your house, removing all personal items, recycling waste and donating any items to local charities
- Take clear photos of your room and communal areas to evidence the condition you’ve left the property in
- If you are paying for bills, take a final meter reading on the day you move out and share this with your utility suppliers
- Confirm when you’ll be receiving your deposit back from the landlord and if they are taking any deductions.
When do you need to leave
Your landlord or letting agency will confirm the final date of your tenancy, in writing, a few weeks before you are due to vacate the property. Make sure to read this information carefully as there may be specific arrangements about returning all the keys to the letting agency or that an inspection is required.
If you are unable to move out on the date your landlord or letting agency has suggested, get in touch with them as soon as possible to make alternative arrangements. Be aware that you may have to continue to pay rent if you are going to stay for a longer period.
Cleaning your property
It is important to leave your property in a clean and tidy condition when you leave. Try to leave the property in a similar condition as you found it when you first moved in. Make sure to take plenty of photos and videos once you’ve tidied the property - these can be useful evidence if your landlord disputes the condition of the property at a later date.
Check your contract for any clauses requiring a professional cleaning service upon departure. If the property was not professionally cleaned before your arrival, you may be able to dispute this requirement with your landlord. If you do pay for professional cleaning, make sure to keep any receipts should the landlord or letting agency dispute the condition of the property.
Inventory and inspections
Some letting agencies may require an inspection before you can complete your move-out. It is always best to be present at this inspection as it gives you an opportunity to discuss any concerns and understand if you may be charged for any outstanding repairs.
Additionally, you may be required to complete an inventory check that can be used by the landlord to compare the condition of the property to when you first moved in. Make sure any photos of changes or damages are clear and keep any receipts for costs you incurred if you made any minor repairs.
If there was any outstanding repair work that the landlord or letting agency had not completed by the time you move out, make sure to keep clear evidence that you raised the concerns at an early date. This could include emails or text messages to the landlord or letting agency as well as any photos taken at the time.
Summer storage
If you need assistance with shipping or storing your belongings, we've partnered with Kit Keeper, who offer both short and long term storage solutions at a reasonable cost. Kit Keeper can provide packing boxes as well as collect and deliver your items across the city. You can use the discount code UOY20 to get 20% off your booking. For more information, visit the Kit Keeper website.
Getting your deposit back
When moving out, make sure to ask your landlord or letting agency when they plan on returning your deposit. Your deposit must be held in a government-approved deposit protection scheme. All of these schemes are independent of your landlord and have adjudication services that can resolve any dispute between you and your landlord.
It is important that you are aware which of the approved schemes holds your deposit and how you can go about raising a dispute if something goes wrong. For more information on the approved schemes and to check your details, visit Shelter’s website.
Bills, post and subscriptions
If your bills are not included with your rent, on your last day in the property, make sure to check your meter for a final reading and share this with your utility supplier. Ensure that you have paid any outstanding bills once the final meter readings have been submitted.
Before you leave the property, update your contact details on any online shopping platforms, with your bank and any other subscription services to avoid having mail sent to the wrong address. You can easily set up a mail redirect on your old address to make sure you do not miss any important letters. Visit the Royal Mail’s website for further information.
Let the University know you’re moving
It's important that you update your personal details so the University can get in touch with you. You can easily update your address online via your e:Vision account.
