Renting changes from 1 May

New renting laws start on 1 May 2026. The Renters’ Rights Act changes how private renting works in England and gives tenants stronger rights.

If you rent privately now, or you’re looking for your next student house, these changes could affect you.

What it could mean for you

The new rules may give you:

  • more flexibility when renting
  • clearer rules on rent increases
  • stronger rights in your home
  • more security in your tenancy
  • less pressure to sign early

If you already rent privately, many of the new protections will still apply to you.

Does this apply to on-campus or purpose-built student accommodation?

Generally, these changes apply only to private rented housing.

They do not apply to on-campus accommodation or most purpose-built student accommodation (PBSAs), which normally use fixed-term academic year contracts rather than standard private tenancies.
